One contract from design to the finished house
New builds lose time at every handoff, when the drawings, the permit & the construction pass between separate offices. All Under One Roof keeps the house plans, the permit & the construction of the house under one contract, so one team answers for the result. All Under One Roof coordinates site preparation with the building project. Responsibilities are defined in the project agreement.
What a custom home project covers
- Site preparation coordinated with the building project
- Footings, foundations & slabs
- Framing, roofing & the building envelope
- Plumbing, electrical & mechanical rough in
- Interior finish, cabinetry & trim
- Permits & inspections from foundation to occupancy
Design & engineering on staff
A licensed AIA architect & a professional engineer are employed on staff, so the house plans, the structural design & the permit drawings come from the team that builds the house. Questions found on site are resolved in house rather than sent back to an outside office.
Building on acreage
Acreage around the metro changes the sequence of a build rather than its standard. The soil profile, the approach & finish grades & delivery access are settled before the design is final. The barndominium All Under One Roof built on a 40 acre property in Paola, permitted through Miami County as a single family residence, shows that sequence from soil profile to finished building.
Ground up work is often repeat work. A client wrote in a Google review: “All Under One Roof has helped me with a basement build and now again with a cabin build.”
Starting a custom home
Every project starts with the consultation request form. The property address, any plans or sketches & the target timeline make the first call more useful. A site visit, design work or a detailed estimate is billed at $85 an hour under a consultation agreement.
